Governor Hochul Signs Statewide Rent Control Expansion

Albany, NY — July 18, 2024 — Governor Kathy Hochul signed a landmark bill today expanding rent control protections across New York State, a move celebrated by tenant advocates and criticized by landlords. The new legislation caps annual rent increases at 3% for rent-stabilized units and establishes stronger eviction protections for tenants.

The law comes as housing costs in New York City and surrounding areas continue to soar, leaving many residents struggling to afford rent. “This is a victory for working families,” said Hochul at the signing ceremony. “Everyone deserves a safe, stable, and affordable place to call home.”

Landlord associations argued the bill would stifle investment in housing and deter developers from building new properties. “This law will hurt the very people it’s meant to help by reducing housing supply,” said Mark Weinstein, president of the New York Landlords Coalition.

The bill also allocates $500 million in funding for affordable housing projects and rental assistance programs. Tenants across the city expressed relief and optimism about the changes. “Finally, someone is standing up for us,” said Bronx resident Carla Rivera, who faced a 30% rent hike last year.

Economists predict the law will have long-term implications for the housing market, with debates about its effectiveness expected to continue. For now, tenant organizations are hailing it as a major step toward housing justice.
